How it works

From your question to an approved permit

BiZ Checker handles the first part of the journey — understanding whether your business fits your location. Here is the whole path, including the parts that still need a person.

  1. 1. Check your zone online

    About 3 minutes

Choose your barangay, pin the location on the map, confirm the address, and select your business type. BiZ Checker compares this to the Comprehensive Zoning Ordinance and gives a preliminary result.

You do this yourself, here on this site. No account needed.

  2. 2. Save or print your result

    Instant

Every result can be downloaded as a PDF with a reference number. Bring it with you — it shows the zoning classification and the conditions that apply to your business.

Keep the reference number. You can look up your request status at any time.

  3. 3. Prepare your documents

    Varies

Use the requirements checklist to gather your location documents, building and occupancy papers, and business identity documents before you go to City Hall.

Preparing everything in advance is the single biggest way to avoid repeat trips.

  4. 4. CPDSO reviews your request

    Depends on the case

A zoning officer from the City Planning, Development and Sustainability Office reviews the submission. They may ask for clarification or an ocular inspection for conditional uses.

This step is done by a person. The AI result is only preliminary.

  5. 5. File at the Business One-Stop Shop

    Usually within a week

With your locational clearance, file your business permit application at BOSS, pay the assessed fees, and claim your Mayor's Permit.

Renewals happen every January. Keep your documents together for next year.

What BiZ Checker cannot do

It does not issue permits, approve clearances, or replace a zoning officer's judgment. Results are advisory and based on the zoning data available to the city. Site-specific conditions may change the outcome.
